DBRS Morningstar Confirms Credit Ratings on All Classes of Arbor Multifamily Mortgage Securities Trust 2021-MF2
CMBSDBRS Limited (DBRS Morningstar) confirmed its credit ratings on all classes of Multifamily Mortgage Pass-Through Certificates, Series 2021-MF2 issued by Arbor Multifamily Mortgage Securities Trust 2021-MF2 as follows:

All trends are Stable.
The rating confirmations reflect the overall stable performance of the transaction since DBRS Morningstar’s last review. The transaction consists primarily of loans secured by multifamily assets and has reported strong financial performance, with collateral revenue in line with the prior year’s reporting.
According to the September 2023 remittance, all 32 of the original loans remain in the pool. There has been minimal collateral reduction of only 0.2% from issuance as the majority of the loans are structured with full-term or partial-term interest-only (IO) periods. While there are no loans in special servicing, six loans, representing 11.6% of the pool balance, are on the servicer’s watchlist. However, only one of these loans, representing 4.2% of the pool, is flagged for performance-related concerns, while the remaining five loans are being monitored for deferred maintenance. The 32 pooled loans are secured by 48 multifamily properties (94.9% of the pool), one multifamily/retail mixed-use property (3.8% of the pool), and one manufactured housing property (1.3% of the pool). Based on the most recent year-end financials, the pool reported a weighted-average debt service coverage ratio (DSCR) of 1.91 times (x), compared with the prior year DSCR of 1.59x and the DBRS Morningstar DSCR of 1.59x.
ENVIRONMENTAL, SOCIAL, GOVERNANCE CONSIDERATIONS

Classes X-A, X-B, and X-D are IO certificates that reference a single rated tranche or multiple rated tranches. The IO rating mirrors the lowest-rated applicable reference obligation tranche adjusted upward by one notch if senior in the waterfall.
