DBRS Morningstar Confirms Credit Ratings on Notes Issued by Two IM Cajamar Transactions

DBRS Ratings GmbH (DBRS Morningstar) confirmed its AAA (sf) credit ratings on the Class A Notes (the notes) issued by IM Cajamar 5 F.T.A. (Cajamar 5) and IM Cajamar 6 F.T.A. (Cajamar 6).

The credit ratings on the notes address the timely payment of interest and the ultimate repayment of principal on or the legal final maturity date in June 2050 (Cajamar 5) and December 2050 (Cajamar 6).

The credit rating confirmations follow annual reviews of the transactions and are based on the following analytical considerations:
-- Portfolio performance, in terms of delinquencies, defaults, and losses as of the September 2023 payment date;
-- Portfolio default rate (PD), loss given default (LGD), and expected loss assumptions on the remaining receivables;
-- The current available credit enhancement to the notes to cover the expected losses assumed at their respective AAA (sf) credit rating levels.

Cajamar 5 and Cajamar 6 closed in September 2007 and February 2008, respectively. Both transactions are Spanish residential mortgage-backed securities transactions originated and serviced by Cajamar Caja Rural, Sociedad Cooperativa de Crédito (Cajamar).

PORTFOLIO PERFORMANCE
For Cajamar 5, as of the September 2023 payment date, loans that were one to two months and two to three months delinquent represented 0.7% and 0.7% of the portfolio balance, respectively, while loans more than three months delinquent represented 0.4%. Gross cumulative defaults amounted to 5.9% of the aggregate original portfolio balance, with cumulative recoveries of 98.3% to date.

For Cajamar 6, as of the September 2023 payment date, loans that were one to two months and two to three months delinquent represented 1.1% and 0.7% of the portfolio balance, respectively, while loans more than three months delinquent represented 0.4%. Gross cumulative defaults amounted to 8.5% of the aggregate original portfolio balance, with cumulative recoveries of 97.5% to date.

PORTFOLIO ASSUMPTIONS AND KEY DRIVERS
DBRS Morningstar conducted a loan-by-loan analysis of the remaining pool of receivables in each transaction and updated its base case PD and LGD assumptions as follows:

For Cajamar 5, DBRS Morningstar updated its base case PD and LGD assumptions to 1.3% and 2.2%, respectively, from 2.1% and 1.4%, respectively, one year ago.

For Cajamar 6, DBRS Morningstar updated its base case PD and LGD assumptions to 1.5% and 4.0%, respectively, from 2.3% and 4.8%, respectively, one year ago.

CREDIT ENHANCEMENT
For each transaction, credit enhancement to the rated notes is provided by the subordination of the junior classes and the respective cash reserve.

For both transactions, the Class A, Class B, Class C, and Class D Notes follow a pro rata amortisation schedule. As of the September 2023 payment date, for Cajamar 5, the Class A Notes’ credit enhancement increased slightly to 12.6% from 11.8%; for Cajamar 6, the Class A Notes’ credit enhancement increased slightly to 18.6% from 17.3%, given the reserve funds in both transactions had reached their respective floors.

Both the transactions benefit from amortising cash reserves, currently at their respective floor and target balances of EUR 7.5 million and EUR 25.4 million for Cajamar 5 and Cajamar 6, respectively. Both reserves provide liquidity and credit support to the Class A, Class B, Class C, and Class D Notes.

Banco Santander SA (Santander) acts as the account bank for the two transactions. Based on Santander’s reference rating of A (high), which is one notch below the DBRS Morningstar Long Term Critical Obligations Rating of AA (low), the downgrade provisions outlined in the transaction documents, and other mitigating factors inherent in the transaction structures, DBRS Morningstar considers the risk arising from the exposure to Santander to be consistent with the credit ratings of the notes, as described in DBRS Morningstar's "Legal Criteria for European Structured Finance Transactions" methodology.

DBRS Morningstar analysed the transactions structures in Intex DealMaker.

DBRS Morningstar’s credit ratings on the rated notes address the credit risk associated with the identified financial obligations in accordance with the relevant transaction documents.

DBRS Morningstar’s credit ratings do not address nonpayment risk associated with contractual payment obligations contemplated in the applicable transaction documents that are not financial obligations.

DBRS Morningstar’s long-term credit ratings provide opinions on risk of default. DBRS Morningstar considers risk of default to be the risk that an issuer will fail to satisfy the financial obligations in accordance with the term under which a long-term obligation has been issued.

ENVIRONMENTAL, SOCIAL, GOVERNANCE CONSIDERATIONS
There were no Environmental/Social/Governance factors that had a significant or relevant effect on the credit analysis.

A review of the transactions’ legal documents was not conducted as the legal documents have remained unchanged since the most recent credit rating action.

DBRS Morningstar did not rely upon third-party due diligence in order to conduct its analysis.

At the time of the initial credit ratings, DBRS Morningstar was not supplied with third-party assessments for the transactions. However, this did not impact the credit rating analyses.

The last credit rating actions on these transactions took place on 30 September 2022, when DBRS Morningstar confirmed its credit ratings on the Class A Notes at AAA (sf) in both transactions.

Sensitivity Analysis: To assess the impact of changing the transaction parameters on the credit ratings, DBRS Morningstar considered the following stress scenarios as compared with the parameters used to determine the credit ratings (the base case):

-- DBRS Morningstar expected a lifetime base case PD and LGD for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the current pool of loans for the Issuer are 1.3% and 2.2%, respectively, for Cajamar 5 and 1.5% and 4.0%, respectively, for Cajamar 6.
-- The risk sensitivity overview below illustrates the credit ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, for Cajamar 5 if the LGD increases by 50%, the credit rating on the Class A Notes would be expected to remain at AAA (sf), assuming no change in the PD. If the PD increases by 50%, the credit rating on the Class A Notes would be expected to remain at AAA (sf), assuming no change in the LGD. Furthermore, if both the PD and LGD increase by 50%, the credit rating on the Class A Notes would be expected to be downgraded to AA (sf) from AAA (sf).
