DBRS Morningstar Upgrades and Confirms Ratings on FT RMBS Prado VIII

DBRS Ratings GmbH (DBRS Morningstar) took rating actions on the notes issued by FT RMBS Prado VIII (the Issuer) as follows:

-- Class A Notes confirmed at AAA (sf)
-- Class Z Notes confirmed at AAA (sf)
-- Class B Notes upgraded to AA (low) (sf) from A (high) (sf)

The ratings on the Class A and Class Z Notes address the timely payment of interest and the ultimate payment of principal by the final legal maturity date in March 2055. The rating on the Class B Notes addresses the ultimate payment of interest and principal by the final legal maturity date while junior and the timely payment of interest once it becomes the most senior class of notes.

The rating actions follow an annual review of the transaction and are based on the following analytical considerations:
-- Portfolio performance, in terms of delinquencies, defaults, and losses, as of the March 2023 payment date;
-- Portfolio default rate (PD), loss given default (LGD), and expected loss assumptions on the remaining receivables; and
-- Current available credit enhancement to the rated notes to cover the expected losses at their respective rating levels.

The transaction is a securitisation of residential mortgage loans secured by first-lien mortgage loans originated and serviced by Union de Créditos Inmobiliarios S.A., E.F.C. The securitisation took place in the form of a fund in accordance with Spanish securitisation law.

PORTFOLIO PERFORMANCE
As of the March 2023 payment date, loans two to three months in arrears represented 0.1% of the outstanding portfolio balance, unchanged from March 2022. The 90+-day delinquency and the cumulative default ratios rose to 0.3% and 0.1%, respectively, up from 0.0% in the same period.

PORTFOLIO ASSUMPTIONS AND KEY DRIVERS
DBRS Morningstar conducted a loan-by-loan analysis of the remaining pool of receivables and updated its base case PD and LGD assumptions to 1.9% and 10.3%, respectively.

CREDIT ENHANCEMENT
The credit enhancement is provided in the form of the subordination of junior classes of notes. As of March 2023, the credit enhancement to the Class A, Class Z, and Class B Notes increased to 24.9%, 12.2%, and 5.5%, respectively, up from 22.2%, 10.9%, and 4.9%, respectively, in March 2022.

The transaction benefits from an amortising reserve fund of EUR 7.9 million, which provides liquidity support to the rated notes. The target balance of the reserve fund equals 2.0% of the outstanding principal balance of the assets with a floor of 0.25% of the initial portfolio balance, which is EUR 1.2 million.

Banco Santander SA (Santander) acts as the account bank in this transaction. Based on the Santander’s reference rating of A (high) (which is one notch below its DBRS Morningstar’s Long Term Critical Obligations Rating of AA (low)), the downgrade provisions outlined in the transaction documents, and other mitigating factors inherent in the transaction structure, DBRS Morningstar considers the risk arising from the exposure to the account bank to be consistent with the rating assigned to Class A Notes, as described in DBRS Morningstar’s “Legal Criteria for European Structured Finance Transactions” methodology.

BNP Paribas SA (BNPP) acts as the interest rate cap counterparty for this transaction. DBRS Morningstar's public Long-Term Issuer Rating of AA (low) on BNPP is consistent with the first rating threshold as described in DBRS Morningstar's "Derivative Criteria for European Structured Finance Transactions" methodology.

ENVIRONMENTAL, SOCIAL, GOVERNANCE CONSIDERATIONS
There were no Environmental/Social/Governance factors that had a significant or relevant impact on the credit analysis.

DBRS Morningstar did not rely upon third-party due diligence in order to conduct its analysis.

At the time of the initial ratings, DBRS Morningstar was supplied with third-party assessments. However, this did not impact the rating analysis.

The last rating action on this transaction took place on 26 April 2022, when DBRS Morningstar confirmed its ratings on the Class A, Class Z, and Class B Notes at AAA (sf), AAA (sf), and A (high) (sf), respectively.

Sensitivity Analysis: To assess the impact of changing the transaction parameters on the rating, DBRS Morningstar considered the following stress scenarios as compared with the parameters used to determine the rating (the base case):

-- DBRS Morningstar expected a lifetime base case PD and LGD for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the current pool of loans for the Issuer are 1.9% and 10.3%, respectively.
-- The risk sensitivity overview below illustrates the ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, if the LGD increases by 50%, the rating on the Class A Notes would be expected to remain at AAA (sf), assuming no change in the PD. If the PD increases by 50%, the rating on the Class A Notes would be expected to remain at AAA (sf), assuming no change in the LGD. Furthermore, if both the PD and LGD increase by 50%, the rating on the Class A Notes would still be expected to remain at AAA (sf).
