Press Release

DBRS Morningstar Upgrades and Confirms Ratings on IM BCC Cajamar 1 FT

RMBS
September 29, 2022

DBRS Ratings GmbH (DBRS Morningstar) upgraded and confirmed its ratings on the bonds issued by IM BCC Cajamar 1 FT (the Issuer) as follows:

-- Class A Notes confirmed at AAA (sf)
-- Class B Notes upgraded to BBB (low) (sf) from BB (low) (sf)

The rating actions follow an annual review of the transaction and are based on the following analytical considerations:
-- Portfolio performance, in terms of delinquencies, defaults, and losses, as of the August 2022 payment date;
-- Portfolio default rate (PD), loss given default (LGD), and expected loss assumptions on the remaining receivables; and
-- Current available credit enhancement to the rated notes to cover the expected losses at their respective rating levels.

The rating on the Class A Notes addresses the timely payment of interest and the ultimate payment of principal on or the final maturity date in March 2058. The rating on the Class B Notes addresses the ultimate payment of interest and principal on or before the final maturity date.

The transaction is a securitisation of residential mortgage loans secured by first-lien and a small portion of second-lien mortgages on properties in Spain originated and serviced by Cajamar Caja Rural, Sociedad Cooperativa de Crédito.

PORTFOLIO PERFORMANCE
As of August 2022, loans two to three months in arrears represented 0.4% of the outstanding portfolio balance, up from 0.3% in August 2021. The 90+day delinquency ratio remained stable at 0.2% while the cumulative default ratio increased to 0.9% and the cumulative loss ratio increased to 0.6%.

PORTFOLIO ASSUMPTIONS AND KEY DRIVERS
DBRS Morningstar conducted a loan-by-loan analysis of the remaining pool of receivables and updated its base case PD and LGD assumptions to 3.4% and 20.1%, respectively, down from 5.5% and 24.4%, respectively, at the last annual review.

CREDIT ENHANCEMENT
The Class A Notes are supported by the subordination of the Class B Notes and the reserve fund. As of the August 2022 payment date, credit enhancement for the Class A Notes as a percentage of the non-defaulted mortgage loans increased to 38.3% from 34.6% in August 2021. Once the Class A Notes are paid in full, the reserve fund will provide credit support to the Class B Notes. The Class B Notes’ credit enhancement remains at 0.0% but would be 5.5% if the Class A Notes were paid in full.

The transaction benefits from a nonamortising reserve fund sized at 3% of the initial balance of the Class A Notes and Class B Notes. It is currently at its target balance of EUR 22.5 million. The reserve fund provides liquidity and credit support to the Class A Notes until the Class A Notes are paid in full and thereafter will be available to support the Class B Notes.

Banco Santander SA (Santander) acts as the account bank for this transaction. Based on Santander’s reference rating of A (high) (one notch below the DBRS Morningstar Long Term Critical Obligations Rating of AA (low)), the downgrade provisions outlined in the transaction documents, and other mitigating factors inherent in the transaction structure, DBRS Morningstar considers the risk arising from the exposure to Santander to be consistent with the ratings on the notes, as described in DBRS Morningstar's "Legal Criteria for European Structured Finance Transactions" methodology.

Sensitivity Analysis: To assess the impact of changing the transaction parameters on the ratings, DBRS Morningstar considered the following stress scenarios as compared with the parameters used to determine the ratings (the base case):

-- DBRS Morningstar expected a lifetime base case PD and LGD for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the current pool of loans for the Issuer are 3.4% and 20.1%, respectively.
-- The risk sensitivity overview below illustrates the ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, if the LGD increases by 50%, the rating of the Class A Notes would be expected to remain at AAA (sf), assuming no change in the PD. If the PD increases by 50%, the rating of the Class A Notes would be expected to remain at AAA (sf), assuming no change in the LGD. Furthermore, if both the PD and LGD increase by 50%, the rating of the Class A Notes would also be expected to remain at AAA (sf).

Class A Notes Risk Sensitivity:
-- 25% increase in LGD, expected rating of AAA (sf)
-- 50% increase in LGD, expected rating of AAA (sf)
-- 25% increase in PD, expected rating of AAA (sf)
-- 50% increase in PD, expected rating of AAA (sf)
-- 25% increase in PD and 25% increase in LGD, expected rating of AAA (sf)
-- 25% increase in PD and 50% increase in LGD, expected rating of AAA (sf)
-- 50% increase in PD and 25% increase in LGD, expected rating of AAA (sf)
-- 50% increase in PD and 50% increase in LGD, expected rating of AAA (sf)

Class B Notes Risk Sensitivity:
-- 25% increase in LGD, expected rating of BBB (low) (sf)
-- 50% increase in LGD, expected rating of BBB (low) (sf)
-- 25% increase in PD, expected rating of BBB (low) (sf)
-- 50% increase in PD, expected rating of BBB (low) (sf)
-- 25% increase in PD and 25% increase in LGD, expected rating of BBB (low) (sf)
-- 25% increase in PD and 50% increase in LGD, expected rating of BB (high) (sf)
-- 50% increase in PD and 25% increase in LGD, expected rating of BB (high) (sf)
-- 50% increase in PD and 50% increase in LGD, expected rating of BB (high) (sf)
