DBRS Morningstar Confirms 35 Manulife/John Hancock First Mortgage Loans, Removes UR–Dev. Status
CMBSDBRS, Inc. (DBRS Morningstar) confirmed the ratings on 35 loans at AA (sf) on 28 properties, reflective of the transactions’ overall stable performances. All trends are Stable. All loans were made by John Hancock Insurance, a subsidiary of Manulife Financial Corporation (rated “A” with a Positive trend by DBRS Morningstar). The ratings have been removed from Under Review with Developing Implications, where they were placed on November 14, 2019.
On March 1, 2020, DBRS Morningstar finalized its “North American Single-Asset/Single-Borrower Ratings Methodology” (the NA SASB Methodology), which presents the criteria for which ratings are assigned to and/or monitored for North American single-asset/single-borrower (NA SASB) transactions, large concentrated pools, rake certificates, ground lease transactions, and credit tenant lease transactions. The subject rating actions are the result of the application of the NA SASB Methodology in conjunction with the “North American CMBS Surveillance Methodology,” as applicable. Qualitative adjustments were not made to the final loan-to-value (LTV) sizing benchmarks used for this rating analysis.
The 35 loans are secured by first mortgages on 28 co-operative apartment properties located in New York; New Jersey; Connecticut; and Washington, D.C. The AA (sf) rating reflects (1) the stability of debt payments provided by the co-operative structure of ownership, in which share owners are highly incentivized to meet their share of the loan payments to protect their ownership interest in the co-operative; (2) a low LTV ratio; and (3) each property’s strong location within a major metropolitan area.
